Kitchen on 1F
We had a custom stainless steel kitchen made. It is designed so that up to four people can cook simultaneously around it. Separately, there is another cooking station with two 3‑burner induction cooktops positioned on both sides. Additionally, to maximize space efficiency—though not shown on the floor plan—we have optimized locations for a dish‑drying rack and recyclable waste collection bags.

There is an island-style stainless steel kitchen counter with a single sink, allowing up to four people to cook simultaneously. The spacious design ensures that even when multiple people are gathered, they can work comfortably.

Laundry on 1F
We have two drum-style washing machines (no built-in dryers) and two gas-powered dryers. These machines can comfortably accommodate up to four users simultaneously. To minimize wait times, the drying process uses gas dryers—not electric—since gas units heat up faster and dry clothes more efficiently. All machines are free to use.

Bathroom on 1F and Showers on 2F & 3F
The first floor has a bathtub and shower, while the second and third floors have shower rooms. If you want to relax in a bathtub, please use the one on the first floor.
Please note that the 3rd floor is for women only.

Toilets on all floors
One on the 3rd floor is only for woman.

Additionally, you can check the availability of all showers, toilets, and laundry machines on your smartphone, so you don’t need to physically go and see if they are free.

FAQ

Is there a resident manager?"

Yes, there is.
The manager is not on-site full-time, but visits the house regularly to take care of the building, equipment, and community matters.

Is smoking allowed?

Smoking is strictly prohibited throughout the entire property.

Are there any shared responsibilities among residents, such as taking out the trash or cleaning duties?

Garbage disposal is handled by residents on a weekly rotation basis.

Is there a set time when lights should be turned off?

We do not have a specific lights-out time, but please be mindful of noise and others after 11:00 p.m.

Are there any time restrictions for using the shower rooms or bathroom?

There are no strict time restrictions, but we ask residents to avoid using them during very late or early hours to be considerate of others.

Is there a fee for using the shower, washing machines, and dryers?

They are free of charge.

Is there a drying area for laundry?

Please hang your laundry in your own room if you need to air dry them.
Of course you can always use our gas dryer for free.

Is it allowed to play musical instruments?

You can play musical instruments during daytime hours. But please do be mindful of your house mates and avoid unnecessarily loud noises and other disturbances that might be unpleasant or disruptive.

Are visits from friends and family allowed?

Visits from friends and family are permitted between 9:00 a.m. and 11:00 p.m.
Please note that stays after 11:00 p.m. are regarded as overnight guests.

Are overnight stays by friends or family permitted?

Overnight stays are allowed with prior consent of the owner. However, since we do not permit multiple occupants per room, please keep visits within reasonable limits.
If the stay appears to be for the purpose of moving in, overnight visits will not be permitted.

Is it possible to book a room that is not available at the moment?

We accept reservations for rooms that are not vacant at the time if move-out date of the current tenant is fixed.
We are happy to note your preference and inform you once a room opens up.

What is the monthly maintenance fee used for?

The common service fee covers electricity, gas, water, internet connection charges, consumable supplies, and cleaning costs for shared areas.

What is the approximate amount of initial fees upon moving in?

The initial costs include a security deposit, the first monthly rent and common service fee, administrative fees, guarantee fees for the rental guarantee company if the term is longer than six month, and housing insurance premiums.

Is it possible to renew the contract?

Renewal of the contract is possible with the mutual agreement of both the landlord and tenant.

Are there any administrative fees when renewing the contract?

For the second and subsequent contract renewals, an administrative fee equivalent to 0.55 months’ rent (tax included) will apply if the term is two years.

Is it possible to apply without visiting the property in person?

Depending on the circumstances, it is possible to apply after an online tour.

Where should I go to sign the contract?

The contract signing will take place at the office of Gakusei Housing Co., Ltd., our management company if the term is longer than six.

Please notify us at least one months before your planned move-out date.
